A customer on Grange Road in Bushey, near Watford (WD23), contacted TNG Services when their Baxi Combi 80 Eco stopped providing heating and hot water. Our investigation found a faulty printed circuit board (PCB) and further defects inside the boiler casing. Given its age, condition and likely repair costs, we recommended replacing the boiler.
Investigating the failed Baxi boiler
The original Baxi Combi 80 Eco had failed to supply both heating and hot water. The PCB was faulty, but it was not the only issue: our inspection also identified other defects within the casing. Repairing an older boiler with several problems can become costly, particularly when further work may still be needed afterwards. We discussed the options with the customer and advised that replacement was the more sensible investment for this installation.


A replacement chosen to suit the customer’s budget
We installed a Potterton Titanium 24 ErP condensing combi boiler, from the Baxi Group. The model offered a practical replacement within the customer’s budget and comes with a seven-year manufacturer’s warranty, subject to the manufacturer’s terms and servicing requirements.
The boiler replacement was paired with components that support the wider system and make day-to-day heating easier to control.

Helps limit limescale build-up in the water supply.
Helps absorb pressure surges and reduce water hammer.
A programmable timer and room thermostat give the customer convenient scheduling and temperature control.
Cleaning the heating circuit before handover
Replacing a boiler is also an opportunity to address contamination already circulating through the radiators and pipework. We chemically cleaned the heating system with Sentinel X800, then thoroughly flushed it to remove loosened sludge, debris and residual cleaning chemicals. Once the system was refilled, we added Sentinel X100 inhibitor to help protect the boiler and heating circuit against corrosion and limescale formation.

Clean with Sentinel X800, flush the system and add Sentinel X100 inhibitor.
The finished boiler installation
The new installation restored the customer’s heating and hot water. With the updated condensing boiler and wireless controls, the customer can manage heating schedules and room temperature more conveniently. The magnetic filter and system treatment provide additional protection for the replacement boiler.
