A rented property can have a boiler that produces heat while part of its installation still needs attention. The landlord gas safety record documents the inspection findings; a request for a certificate is a request for the required checks, not a guarantee of a satisfactory result.
Tell us about existing concerns before booking. A reported gas smell, an isolated supply or a known flue defect needs to be identified in the enquiry rather than left for a routine appointment.
Landlords also have maintenance responsibilities. An annual check does not remove the need to address faults reported between visits.

Confirm who will arrange access and who should receive the completed record. For more than one property, send the addresses and deadlines so the enquiries can be discussed together. Do not include unnecessary tenant personal information.
CP12 is a commonly used name for the landlord gas safety record. The record contains the results of the required safety checks; it is not a promise that no defects will be found.
Not automatically. Maintenance and the statutory safety check have different purposes. If you want both during the visit, request both and confirm the scope.
The completed check results should still be recorded. Necessary remedial action must be arranged, and an unsafe appliance must not be used. Follow-up work should be documented alongside the original findings.
Do not assume that it is. EICRs, unvented cylinder maintenance and other inspections have separate scopes. Tell us if you need additional work and confirm what is included.
The appliance list, property access and agreed work matter. Include boiler servicing or existing faults in the enquiry so that separate work is not mistaken for part of a standard check.
