A customer in Highgate, London needed to replace an old non-condensing Ariston boiler that had failed and was beyond economical repair. The layout presented a particular challenge: the replacement flue had to run through the existing ceiling void. TNG Services installed a Keston C30 condensing boiler with a 50mm twin-flue system to work within that route. During the same visit, we also replaced a faulty temperature and pressure relief valve on the unvented hot-water cylinder.
Replacing a boiler that was beyond economical repair
The existing Ariston had failed, and the expected cost of repairing it no longer made economic sense. Replacing it with a modern condensing boiler was the agreed solution, but selecting the appliance required more than simply matching the space occupied by the old unit.
The flue route had to pass through an existing ceiling void. For this property, the Keston C30 and its 50mm twin-flue arrangement provided the practical way to install the replacement along the available route.


Why the twin-flue arrangement mattered
Flue routing was the defining constraint on this job. A standard replacement arrangement would not have suited the available path through the ceiling void, so we installed the Keston C30 with a 50mm twin-flue system. The photographs show the external terminations on the brick elevation as well as the finished boiler inside the property.

Repairing the unvented hot-water cylinder valve
We also addressed a separate fault on the unvented hot-water cylinder. Its existing temperature and pressure relief (T&P) valve was heavily scaled and stuck open, continuously passing water even when the cylinder temperature was low. We replaced the faulty valve as part of the work.

Replace the scaled, passing T&P valve on the unvented cylinder.
The completed work gave the property a modern condensing boiler suited to the available flue route and resolved the continuously passing cylinder valve. This project is a useful example of why boiler replacement decisions depend on the building as well as the appliance: the route available for the flue can determine which replacement is practical.
